2012年，天友自主投入資金2000萬，把位于天津濱海高新區華苑科技園的天津公司新辦公樓打造成為超低能耗低成本的“綠色低碳設計中心”，成為天津地區首個國家級綠色三星級改造項目、對公眾開放的綠色低碳展覽館。
In the year of 2012, TENIO bring the investment of 20 million RMB, to make the Tianjin office to the Green Building Design Center which has low energy and cost, and it will become the first 3 stars green rebuild project in Tianjin, and it will be also the exhibition which is green and low carbon emission which will be open to public.

問題導向的綠色技術集成及開創性地改造利用：問題導向是針對框架導向而言的，是關注影響綠色建筑的核心問題，并不是簡單地把綠色技術框架中所有技術羅列在設計方案中。集成設計是將影響核心問題的綠色技術綜合應用達到最佳的節能、節材等效果。經過分析，在新辦公樓的綠色改造中，核心問題是節能、節材和室內環境的塑造。
Green technology by problem guidance and new reform use. Problem guidance is not like frame guidance, it focus on the core question which will have influence on green building, not only list all technology in design options. Integration design is to practice all the green technology which will have influence on core questions to achieve the goal which is more energy saving and material saving. After analysis, the core questions in office reform is to shape energy saving, material saving and exterior environment.

綠色低碳展覽館：
Exhibition for Green & Low Carbon emission
新辦公樓首層將設計大面積公共活動空間，零保留的面向社會公眾開放。參觀者可以與設計師進行面對面的零距離交流，使新辦公樓成為綠色文化的交流場所，讓更多人獲得有用的資源，提高生活意義。
The ground floor of the new office building will have public area with large area, which will be totally open to public. The investors will have chances to communicate with designers, which will become the office building into communication area with green culture, and make more people to have useable resources and improve their life.

可再利用材料的藝術化應用：
The Art use for Reusable Materials
自制的麥秸板辦公家具：由麥秸回收循環制成、零甲醛的天然材料，且阻燃、防水防潮。
舊材料藝術化利用：設計院特有的硫酸紙筒作為隔墻、入口門斗使用廢棄燈泡填充玻璃幕墻。
巧妙利用的材料：利用廢棄光盤、廢計算機主機、廢棄模型制作藝術背景墻。
The office furniture which is self-made by cornstock plate. They are reused and made by cornstock, the natural material has non-formaldehyde, which is inflaming retarding, water proof and damp proof.
The art Use for Old material. The section wall is made by acid paper tube, the door socket is the curtain wall filled with glass which is made by disused light bulb.
The Material which is clever used.  The art background wall which is made by disused disk, computer and model materials.

新樓投入使用后，我們將通過能耗監測設施，在首層展廳時時顯示能耗的使用情況，并根據能耗數據調整建筑的能源使用方式，使這座綠色辦公樓達到最佳的使用狀態。數據的積累也可以為未來制定綠色標準提供支持。
After the running of new office building, we will show the energy consumption constantly in the exhibition hall of ground floor by using energy consumption monitor. And then we will adjust the energy use method based on the these data, which will make sure the whole building in the best condition. The data will also support for the future green standard.
除了一些硬性的規定和應用的節能技術外，行為節能是綠色運營中最重要的。每個人要合理應用節能技術并且將節能的意識轉變成良好的習慣，才是綠色低碳生活的本質。
The behavior energy saving is the most important in green running. Every staff should practice the energy saving technology and transfer the mind into good habit, which is the base quality of green life and low carbon emission.
